Why Regular Inspections Are Crucial

All electrical installations deteriorate over time due to age and usage. Regular inspections and testing are vital to ensure they remain in a satisfactory condition for continued use. These safety checks, known as periodic inspection and testing, culminate in the issuance of an Electrical Condition Report (EICR).

Benefits of a Periodic Inspection

A periodic inspection will:

  • Reveal overloaded electrical circuits or equipment.
  • Identify potential electric shock risks and fire hazards.
  • Detect defective electrical work.
  • Highlight any lack of earthing or bonding.
  • Test wiring and fixed electrical equipment for safety.
  • Provide a valuable schedule of circuits for your property.

Inspection Frequency Recommendations

Your electrical installations should be inspected and tested at the following intervals:

  • Commercial Premises: Every 5 years (or at change of occupancy/sale)
  • Offices: Every 5 years
  • Shops: Every 5 years
  • Cinemas: Every 1-3 years (depending on licensing rules)
  • Schools/Colleges: Every 5 years
  • Churches: Every 5 years
  • Marinas: Every 1 year
  • Leisure Centres (excluding pools): Every 3 years
  • Restaurants/Pubs: Every 5 years
  • Hotels: Every 5 years
  • Theatres: Every 3 years
  • Community Centres: Every 5 years
  • Swimming Pools: Every 1 year
  • Caravans/Caravan Parks: Every 1 year

Who Should Conduct the Inspection?

Periodic inspections and testing should be performed by electrically competent persons, such as registered electricians. They will assess the condition of your electrics against the UK standard for electrical safety, BS 7671 – Requirements for Electrical Installations (IET Wiring Regulations).

What the Inspection Covers

The inspection will evaluate:

  • Adequacy of earthing and bonding.
  • Suitability of switchgear and control gear.
  • Serviceability of switches, sockets, and lighting fittings.
  • Condition of the wiring system.
  • Protection of outdoor sockets by residual current devices (RCDs).
  • Presence of adequate identification and notices.
  • Extent of wear and tear, damage, or deterioration.
  • Changes in premises use that may lead to unsafe conditions.

Issuance of the Electrical Installation Condition Report

After the inspection, T.M.UK Group Ltd will issue an Electrical Installation Condition Report detailing any observed damage, deterioration, defects, dangerous conditions, and non-compliances with current safety standards. If any dangerous or potentially dangerous issues are found, the overall condition will be declared ‘unsatisfactory,’ requiring immediate remedial action.

Portable Appliance Testing (PAT)

We recommend PAT testing for all clients. This test examines electrical appliances and equipment to ensure they are safe to use. While many defects can be identified visually, some require testing. The PAT test ensures all components are checked and certified annually.

Fire Alarm Regulations

Your fire alarm system must be adequately maintained annually. However, BS 5839 recommends inspection by a competent technician at least every 6 months. We follow this standard to ensure your safety.
