What is an EICR (Fixed Wire Testing)?
An Electrical Installation Condition Report (EICR), formerly known as Periodic Inspection and Testing, is an in-depth health check of your building’s hardwired electrical infrastructure. Over time, electrical installations deteriorate due to wear and tear, corrosion, excessive electrical loading, and environmental factors.

You receive a comprehensive, digital EICR document outlining the condition of your installation. Any faults discovered are clearly graded using industry-standard observation codes.
Understanding EICR Observation Codes
If defects are found, they are categorised on your report to help you prioritise remedial works. An installation is deemed “Unsatisfactory” if any C1, C2, or FI codes are recorded.
- 🔴 Code C1 (Danger Present): Immediate risk of injury or fire. Immediate remedial action is required.
- 🟠Code C2 (Potentially Dangerous): Urgent remedial action is required to remove a potential threat.
- 🟡 Code C3 (Improvement Recommended): The installation does not comply with the latest regulations, but is not deemed unsafe.
- 🔵 Code FI (Further Investigation): An anomaly requires deeper investigation to determine if a danger exists.
