The Electricity at Work Regulations 1989
Under the Electricity at Work Regulations 1989 (EAWR), employers must ensure that all electrical equipment and systems are maintained in a safe condition to prevent danger. Regular inspection and testing by competent professionals is the only definitive way to prove compliance with this act.

All our inspection and testing procedures are carried out in strict accordance with BS 7671 (The IET Wiring Regulations). Furthermore, our testing frequencies and methodologies adhere to IET Guidance Note 3: Inspection & Testing, the industry benchmark for electrical safety reporting.

Recommended EICR Testing Intervals
An Electrical Installation Condition Report (EICR) is an in-depth inspection of your building’s hardwired electrical systems. How often you need one depends heavily on the environment and use of the building. The table below outlines the maximum recommended intervals between periodic inspections as dictated by IET Guidance Note 3.
| Installation Type / Premises | Maximum Routine Check | Maximum Period Between Full EICR |
|---|---|---|
| Commercial (Offices, Shops) | 1 Year | 5 Years |
| Industrial (Factories, Warehouses) | 1 Year | 3 Years |
| Educational (Schools, Colleges, Universities) | 6 Months | 5 Years |
| Hospitals & Medical Clinics (General Areas) | 1 Year | 5 Years |
| Public Entertainment (Theatres, Pubs, Clubs) | 1 Year | 1 Year (Subject to Local Licensing) |
| Hotels & Guest Houses | 1 Year | 5 Years |
| Construction Sites / Temporary Installations | 3 Months | 3 Months |
| Domestic (Private Rented / Landlords) | 1 Year | 5 Years (Or change of tenancy) |
* Note: The intervals above are maximums. Harsh environments or deteriorating installations may require more frequent testing as determined by the inspecting engineer.
Portable Appliance Testing (PAT) Requirements
While an EICR covers the fixed wiring of a building, PAT Testing (In-service Inspection and Testing of Electrical Equipment) covers the appliances plugged into it. From office computers and kettles to heavy-duty industrial drills, faulty appliances are a leading cause of electrical fires and shocks.
The Electricity at Work Regulations 1989 require that any electrical equipment with the potential to cause injury is maintained in a safe condition. Based on the IET Code of Practice, TM UK Group provides risk-assessed testing frequencies tailored to the equipment class and the environment it operates in—ensuring you remain compliant without over-testing.
